Destin Charter Fishing

Going fishing is my favorite thing to do in Destin. I’m not exactly sure why but it could have something to do with the sparkling water or the amazing memories that we always make. Whatever the reason, this is fact: We are the closest port in Florida to “deep” water in the Gulf of Mexico. Why is this important? Because, deep water is where the BIG fish live.

Anglers are able to target snapper, grouper, amberjack, swordfish, tuna, wahoo and other species within a short boat ride from Destin. Not only are these fish fun to catch, they are delicious to eat

Snapper, Grouper, and Amberjack live on the bottom of the ocean floor around relief or structure such as rocks, ledges, or wrecks. We catch these using heavy tackle, thanks sinks to the bottom, using pinfish, cigar minnows, or other live bait.

Wahoo, sailfish, and mackerel are caught trolling rigs at the edge and beyond. You may go hours before getting a hit but landing one sailfish or large wahoo makes for a great trip.

Destin Charter Fishing Boats

For those with their own boats, many of our Destin waterfront homes have docks, but if you don’t have your own boat, the best thing to do is hire one of our professional Destin Charter Boats to take you fishing. You will find the fleet docked in the Destin Harbor when not out on the water.

There are many Charter Fishing boats in Destin to choose from and you can find several listed in our directory. A few of my favorites are:

Big John : I have fished on this boat numerous times and he is arguably the best bottom fisherman in Destin. One time, we caught so many fish, that we had to ask him to stop. We were physically drained from reeling grouper, snapper, and amberjack at depths of over 300 ft. At the end of the day, my cooler was packed with fish.

SS Enterprise : This has nothing to do with Star Wars, but you will find Captain Kirk. I have a few clients from Missouri that come down every spring to go Cobia fishing on this boat. If you have ever Cobia fished, you know how much fun it is. My clients have never failed to catch a fish with Captain Kirk and have caught as many as 7 in one day. They tell me some of the fish weigh 90 lbs or more but since they are 20 exaggerators, 50-60 lbs is more likely.

Rocked Up Charters: My friend Captain William Pugh owns and operates this Contender center console fishing boat. Powered with twin Yamaha’s, he’s got the speed to get you to deep water in less than 45 minutes allowing you to fish more and ride less. He can easily take four people with him and you can also find him on television via the Gary Finch outdoor show.

For those that wish to go deep sea fishing in Destin, we have many great boats for you to choose from. If you don’t want to fish, feel free to stop by the docks. It’s always great fun to see happy anglers coming in from a successful trips. If you ask, they will probably even let you take a picture of their catch.

If you're looking for a home close to great fishing, Destin has to be your first choice Email us or , we'd be happy to help you find your fisherman's paradise.

Beachfront Homes In Destin Florida

Two weeks ago, I got a call from a couple who were interested in beachfront homes for sale in Destin, FL. They had gotten my name from mutual friends who I had helped to find a home to a few years ago. After spending the last 40 years building their business, it was finally time to enjoy the rewards of their work. The level of thought that they had put into this was quite amazing. They shared many stories with me about how they would discuss, with each other, their ultimate dream of living on the beautiful white sands of Destin.

Now that dream is becoming reality

Their general criteria were:

1. The home had to be direct beachfront. They had always wanted to spend evenings, under moonlight, listening to the waves wash ashore and wouldn’t compromise for anything less. 2. The views had to be absolutely panoramic and dead-on. Essentially, they didn’t want view encroachments from neighboring homes or dunes. 3. At least 3500 square foot, but larger is better. 4. Must have a pool at their house (preferred) or in the neighborhood. 5. Must be turnkey and ready to go. They want to come here to play, not work. They wouldn’t tolerate any fixer uppers or renovations of any kind.

After much research, I settled on five beachfront homes for sale in Destin to show them.

1. MLS 594886 , 632 Gulf Shore Dr.

Built in 1985, this Holiday Isle beachfront home, features 3762 square feet of living space and is situated on a stately 1.1 acre lot. The 110 gulf frontage feet is among the largest in the area and provides the views that my buyer was looking for. This home has been completely renovated and is turnkey rental. Beachfront Homes on Holiday Isle appeal to those that prefer not to live in gated neighborhoods.

2. MLS 601372 , 51 Lands End Dr.

Built in 1996, this Destin Pointe Beachfront home is in a gated community and was built in 1996. This home has all the conveniences and comforts that you could ask for including: transom windows with decorative glass, French doors and windows with custom controlled shades, quartz countertops, custom cabinets, detailed tile work around showers and tubs, garages, etc. Destin Pointe has swimming pools and a fitness center as well.

3. MLS 612266 , 4744 Ocean BLVD

This Destiny By The Sea gem has it all. Built in 2006 and constructed from steel and concrete, this home generated more than $210,000 in rental income during 2013. The three private balconies provide amazing views of the emerald waters. Destiny by the Sea has a private beach for the exclusive use of its 120 homeowners and their guests, as well as a workout facility, pool, and entertainment area. Beachfront homes in Destiny by the Sea are truly spectacular.

4. MLS 597108 , 114 Sandprint Circle

At 7200 sf, this beachfront home in the Dunes of Destin is the largest home that made the cut. This home is in a gated community, has an elevator and 6 bedrooms that provide guests with privacy and comfort. The views are spectacular and the buyers like the proximity of this home to some of their favorite restaurants and activities on the harbor.

5. MLS 605758, 4754 Ocean Blvd

This was the 2nd home in Destiny by the Sea to make the list. The buyer really likes the exclusivity that homes in this neighborhood offer and the Mediterranean architecture that is consistent throughout. Featuring 5696 sf, and 6 bedrooms, this home has plenty of space and the private pool and theater are perfect for entertaining friends and family

They are still evaluating their options and haven’t made any final decisions yet. One thing is certain though, there are many great beachfront homes in Destin to choose from and whatever they decide will bring them enjoyment for years to come.

Dreaming of a Destin beachfront home of your own? Email us or , to see what options we can come up with for you.

WaterColor Real Estate

While there are many great homes on 30A, WaterColor Real Estate is arguably the most highly sought after. Demand for lots, homes, and condos all remained strong in 2013. Natural beauty from coastal dune lakes, state forests, and the beaches of South Walton, surround WaterColor on all sides. Who wouldn't want to own a slice of this paradise.

WaterColor Homes

Homes sales in WaterColor increased for the third concecutive year. As expected, the average days on market for new listings decreased by 25. In other words, if you see something you like, dont wait. The higher priced luxury homes in WaterColor definitely made a comeback with the most expensive home selling for $4,550,000.

I would expect condo sales to improve as home prices increase.

Harbor Landing Condos - 2013 Update

There are eight Harbor Landing Condos for Sale right now, which is one less than the nine that sold in 2013. Located on Holiday Isle, condos in Harbor Landing are some of the most desirable on the harbor. About 1/3 of the units have boat slips with lifts that accomodate center console fishing boats, cruisers, or deck boats.

2013 year ending statistics for Harbor Landing as well as a comparison to the two previous years are found in the table below.

The Median sales price at Harbor Landing has remained fairly stable for the past three years but the average sales price per square foot increased more than 20 from 2012 and 10 from 2011. Clearly, condo values have not only stabilized but have started to appreciate again. The increase in days on market is attributed to a few sellers who decided to sell after having their units listed above market for several months.

Harbor Landing consists of two buildings referred to as "A" and "B". Built in 2004 & 2006, the spacious condos have granite countertops, 10 foot ceilings, and large balconies. The building was constructed out of concrete, steel, and impact resistant windows according to the latest building codes. Every owner has one covered, assigned parking space and there are other general parking places outside.

Harbor landing has deeded beach access within 100 yards of the building. Owners also enjoy the use of two tropical pools with one of those resevered for owner's only. There are a few enclosed garages and these can sometimes be purchased separately.

Give us a call if you would like to view any Harbor Landing Condos for Sale or if you have any questions.

Destin Homes for Every Lifestyle

Early visitors came to Destin to fish. After all, we have plenty of snapper, grouper, amberjack, swordfish, tuna and other delicious species for everyone. I can only imagine these guys coming in from a long day of fishing, boxes full of fish, the turquoise waters glistening under their boat, and the beautiful and undisturbed white sandy beaches greeting them as they entered the East Pass. What a feeling that must have been

Fast forward thirty years and we still have great fishing but the vacant sands have been filled with homes that are as diverse as its residents. We have beachfront homes in Destin, homes on golf courses, bayfront homes, homes with large lots, and patio homes just to name a few.

Holiday Isle

Beachfront homes are found on Holiday Isle and feature some of the largest lots in the area with more than 100 ft. of frontage. These compounds provide tranquility and serenity while still being close to the fun stuff.

You will also find harbor front and canal front homes here. These homes are particularly popular with those that need deep water dockage for their fishing boats and yachts. An added bonus - the beach is just a short stroll away.

Golfing Communities

Magnificent homes line the majestic fairways at Regatta Bay. This Robert C. Walker designed golf course provides the perfect setting for vibrant and active living. Amenities include: Gated with Security, Swimming Pool, Walking Trails

Kelly Plantation is comparable to Regatta Bay and is considered one of the premier luxury neighborhoods in Destin. The Freddy Couples designed golf course has a challenging layout and gorgeous design. Amenities at Kelly Plantation include: Swimming Pool, Tennis Courts, Fitness Room, Gated with Security, Swimming Pool, and Equestrian center on site.

Destin’s oldest golf course community is Indian Bayou. In addition to golf, there are plenty of bayou front homes here as well. This well hidden neighborhood isn’t gated but many seasoned visitors to Destin do not know where it is. Here, half acre lots are the norm.

Crystal Beach

Crystal Beach is Destin’s premier resort community. All homes are within comfortable walking distance to the beach and make very popular vacation rentals. The 50x150 lot sizes are relatively large and allow for a main house, carriage house and swimming pool.

Since these Destin Homes are on the large size and frequently have 5 or more bedrooms, the gross rental income can approach 10 of the value of the home annually. The five public beach access points provide ample space for sunbathing, swimming, or lounging.

Destin Proper

Sometimes referred to as old Destin, this area is popular with those looking for a primary home, outside of the resort zone, but near all the fun. Lots are generally larger and building restrictions are less stringent. If you want to park your boat in the front yard, this is a good place to look.

Regardless of your needs, we will be happy to help you find the home of your dreams. Give us a call today at , or email us with your questions.

Destin Public Beach Access

If you own a Destin condo or vacation home, you probably already have deeded access. However, if you just visit us occasionally, you may be wondering where to find a public beach.

Fortunately, here are thirteen public beach access points in Destin. Eleven of these are owned by the city, one by the state, and one by the county. They are primarily located on Holiday Isle, Restaurant Row, and Crystal Beach.

Public Beach Access in Crystal Beach

There 7 public accesses in Crystal Beach and all are entered from Scenic Hwy 98 (AKA old Hwy 98). The Pompano, Crystal Beach Drive, Shirah, Barracuda, and Tarpon accesses are located at the end of those named streets. There is limited parking available on Scenic 98 but you have to look very closely to find it. There are no bathrooms at these beach accesses.

James Lee Park and the Shore at Crystal Beach both have parking areas, a pavilion, picnic tables, public bathrooms and showers. The beach access is via a wooden walk-over.

Restaurant Row

There are three public beach accesses on Restaurant Row. Silver Shells, Calhoun, and June White Decker parks are all located within 100 yards of each other. Amenities include: Swimming, Bike Rack, Public Bathrooms, Shower area, and a Public Restaurant. There is plenty of parking in the public lot east of Sterling Shores.

Holiday Isle

Norieggo Point & O’Steen Public Beach are both located on Holiday Isle. Neither have restrooms or much parking. The views are spectacular though and you can access the harbor or Jetty’s from these locations.

Henderson Beach State Park

Henderson Bach State Park is the largest of all beaches in Destin. It is also the only one that charges a fee for use. Amenities include: Parking area, Pavilion, Picnic area, Picnic tables, and Playground, and Bathrooms.
