Real Estate Sales in Destin and along the Emerald Coast remained strong during the third quarter. Inventory is at historically low levels leaving many buyers waiting for new properties to be listed. Destin and 30A home and condo prices have increased in almost all markets.


Destin &amp; 30A Condo Sales





Condo sales in Destin &amp; the 30A were up 7 in the 3rd quarter, compared to 2016. The average sale price increased by 9 overall. Notable areas included Miramar/Sandestin Resort (+10), Destin (+14), Niceville (+20), and 30A East  (+31).


There were 71 fewer active listings this quarter, whatever people were listing, was selling quickly.

The average sale price increased by 16 over 2016 for single-family homes in Destin and the surrounding 30A. Notable areas were 30A East (24), 30A West (17) and North Santa Rosa Beach at a whopping 44 increase.


In most cases inventory levels were far lower than the 3rd quarter 2016, but the dollar sold volume was up 21.

This quarter saw the same number of beachfront homes in Destin and along the 30A than the same time in 2016, but the average sale price and total dollar amount still increased by 6.



Destin &amp; 30A Townhome Sales





Townhomes in Destin and the 30A held there own with little variance in the number sold. However, average sale prices increased in Destin (+11), Niceville (+18), and Fort Walton Beach (+28). Where places like 30A West and Miramar/Sandestin Resort showed substantial drops in volume, Fort Walton Beach (+66) and Niceville (+47) showed larges increases.

Located on the beach with 400 feet of private beachfront in Holiday Isle, Tides of Destin is a non-rental building, with many long term owners. This is probably not the best choice if you're looking to attract the short term vacation rental crowd.


Shopping and restaurants are close by, but not next door, which allows for both privacy and convenience.





2. 1900 Ninety Eight Condominiums

Residents have killer views in units with contemporary open floor plans and floor-to-ceiling windows from almost every room. Even the master bath looks out over the Gulf from the soaker tub. Guests are close to fine dining, shopping at Destin Commons or Grande Boulevard, and golf at Indian Bayou, Emerald Bay or Sandestin. Keep an eye out for a larger top floor unit with an extra loft level.





10. Pelican Beach Resort

Pelican Beach Resort offers a full scale vacation property in a prime Destin beachfront location. Choose from one and two bedroom units ranging from 873 to 1,144 square feet. Each room has either a direct or southeast Gulf view with private balcony. This means you can watch the dolphins feeding while you sip your morning coffee, or soak in the sunset at the end of the day.
