Getting ready to sell your home, especially in today's market, can be an exciting yet challenging process. To ensure you attract the right buyers and secure the best possible price, it's crucial to make your home as appealing as possible. From simple cosmetic updates to essential repairs, making thoughtful and prudent improvements can significantly boost your home's market value and make it stand out in a competitive market.


Do I Need to Renovate Before Listing my House?


The average homeowner doesn't need a drastic remodel to sell their home. But there are some homes that if situated in the right market, can sell substantially higher with a few minor renos or upgrades. The following suggestions range from re-painting to tearing down walls and everything in between. If your roof is leaking, but you think you can still make a timely sale for a good price without replacing it, good for you. Only you know how much love your house will need for a successful sale.

Deep Clean and De-Clutter





We all become complacent over the years, enjoying our homes and overlooking the small things that can bring life back into a house. It's about giving attention to the little things that could catch the eye of a potential buyer. The first step is getting down to basics with a deep clean and de-clutter. No matter how nice the house is, it's really tough for a prospective buyer to look past messy rooms with a dirty bathroom, or a cabinet door hanging off its hinges.


This goes for closets (because buyers actually open them), cupboards, offices, and kid's rooms. The best tip I ever received was from a realtor. As soon as a move was imminent, this person rented a storage container and parked it in her neighbor's driveway. After donating excess clothing and other stuff, she placed anything they wouldn't need for the next 3 months in the container (including rarely used kid's toys). Then, with the house free of clutter, she deep cleaned, and eventually staged her home.


Curb Appeal Can Sell a Home


A significant driver of any purchase, including real estate, is emotion. A potential buyer may pass a property and  suddenly feel an attachment because of a particular feature, something they identify with, or just an overall impression. Never underestimate the power of curb appeal when it comes to selling a home. I've seen homes sold (at an emotional level) before buyers entered the house.


Here are some suggestions for boosting the street appeal for your home before putting it on the market. Some of these are as simple as a coat of paint, others may require a bit of construction.


Your Porch is the Gateway to Your Home





A front porch is probably where you'll get the biggest bang for your renovation buck when it comes to increasing curb appeal. It's the entrance to your home, the first thing people see before stepping inside, or driving past. A striking front porch can also defer attention from other, not so striking, features of a home. Here are a few of the areas to concentrate on when increasing your porch appeal:




The porch should be clean and free of clutter. It should look inviting and have an element of warmth.


Design with attractive chairs or small table


Replace old fixtures with modern versions


Add accent planters with healthy, blooming plants


Front pillars or posts often need a pick-me-up. Whether it's just painting or adding some wood trim to make them more of an accent


Re-paint or replace your front door, or maybe just the hardware

Weed the gardens if you must, but a few loads of nice mulch spread among your plants and under your trees will make your yard sing.


Power wash the walkways and driveway and don't forget the lawn furniture.

A garage can be the last stop before throwing something away, as a result they can also be a haven for clutter. Take the same mindset as the interior - clean, throw away junk, and try to put everything in its place.

Not Everyone Wants a Pink House





I can't emphasize the impact of freshly painted walls. The longer we live in a house, the more we tend to stray from a consistent decorating scheme. There is something to be said for re-painting the entire home in a neutral color, including contrasting trim. Most importantly, prospective buyers get a clean canvas to work with.


I knew someone who sold a home that was painted in several shades of pink throughout the house. She was fortunate to get a buyer who could see past that and understood that a few gallons of paint would take care of it. Not all buyers are that forgiving. The more your home can be move-in ready, the better your chances are for a quick sale.


Light - Light and More Light


There is something about a house filled with natural light that just feels... good. The whole space feels larger even when it's not. Evaluate your space, consider installing additional windows or a skylight to take advantage of added light or a view.


At the very least:




Change your lightbulbs to bright white LEDs (not the dreary yellow ones).


The easiest fix of all to introduce more light - clean your windows, inside and out.




We Love Those Open Spaces


In older houses, it was common to see floor plans featuring many small rooms. Removing walls to combine living spaces and increase the flow also creates more light. Reflecting more modern trends, open floor plans are extremely popular and it's a quick way to modernize an older home.


Of course you shouldn't consider trying this without consulting with a professional to ensure you're not removing a load-bearing wall. Popular plans include removing a wall between the kitchen and dining room, and/or the kitchen and living area.


This may be a bit of an overkill for many sellers, but there are cases where it could be economically feasible. Perhaps you live in an older neighborhood where many of the houses have been modernized and revamped in a similar way. Find an attractive way to display your towels as well, such as a big basket or catchy shelving. In short, give your bathroom some love.

If you've decided that your worn out carpet or floor just has to go, choose quality products that stand the test of time. Try to steer away from the latest fads. Hardwood floors or a quality laminate are both contemporary and clean. If replacing all your carpet is not in the budget, maybe keep the bedrooms if it's not too unsightly.

So you’ve decided to upgrade your entertaining space, and not a moment too soon with the holiday season almost upon us. But, where to begin? One of the most exciting and practical is the addition of a fabulous home bar. Of course there are many options to choose from when designing the perfect gathering place for friends and family.





1. It's All About the Style


The first place to start is by choosing the overall style and the actual bar surface and furniture. Whether you want to devote an entire wall, or just an alcove or corner, there is a style that will pull it all together. A rustic bar looks great with wood beams and surfaces accented by stone counters and simple bar stools. With subway tiles, metal fixtures, and quartz countertops, your bar takes on a more modern look. If you’re seeking a more classic or antique look, rich wood surfaces, leather furniture, marble counters, and stained glass accents can’t be beat.

Quartz vs. Granite - Both Make Stunning Countertops





Every homeowner deserves the kitchen of their dreams and it’s your turn to design yours. Perhaps you've planned the layout and style, and ordered the state-of-the-art appliances. Now you have an important decision, will it be quartz or granite for the countertops. A number of key factors will go into choosing the best choice for you. Let’s peek below the surface to get the full picture.


Often decisions like this begin with cost and both options can be pricey, with Quartz being slightly more expensive. Both have a great return on investment when it comes to durability, easy maintenance, longevity and visual appeal. And this is your dream kitchen after all, so let’s explore some other considerations.


Is it Natural?


Granite comes out ahead if you are looking for a 100 natural product. It is quarried, smoothed, and installed in your home with no modification. For a close second, quartz comes in at 97 natural, composed of quartz aggregates bound together with resins.


Is it Durable?


Because it's an engineered surface, quartz does not have the imperfections and striations that granite can have. This makes it more durable, and less likely to crack. The resins give quartz its advantage in strength, but granite is more durable than conventional countertop products.


Is it Low-Maintenance?


Both surfaces meet that criteria, with quartz edging out granite because of the need to seal granite at installation and periodically afterwards. Granite is porous so it is more prone to staining. It’s best to tackle spills right away. A little soap and water deals with most spills on a quartz countertop. Just be careful with cleaning products as quartz reacts poorly with some chemicals. Making sure to follow the manufacturer’s cleaning guide will avoid issues.

Granite, with its veining, swirls, and speckles, makes a dramatic statement. If you’re looking for a natural beauty to become the focal point, this is the countertop you want. Serenity and simplicity is delivered generously with the clean consistent patterns of quartz. A quartz countertop, while equally beautiful, allows another aspect to be the focal point and becomes a supporting player in a modern contemporary kitchen.


Cost


You really need to get a professional estimate to be certain, but this will give you a ballpark idea of cost.


$50 to $100 per square foot for low to high quality quartz


$50-$60 per square foot for slabs and $10 to $40 per square foot for granite tile


For both products there will be additional charges for labor, edging additional materials and seams. Although granite is slightly cheaper than quartz, the end price could be quite higher depending on the extras.

Well, ‘tis the season for giving, but many people who have their homes on the market wonder if it’s the best season for selling. Fear not that the real estate market tends to experience a lull during the holiday season, there are still plenty of reasons to list your home.


Consider that buyers over the holidays are more serious, or they wouldn’t be house shopping at this time of year. Also, there are less homes for sale in the Destin area right now, so there is less competition from other sellers.


How do you enjoy the holidays, decorate your home and still list your house? It can be a bit of a balancing act, but definitely do-able. Here are a few things to keep in mind when selling your Destin home over the Christmas holidays:


Give Potential Buyers Some Holiday Cheer


When people are viewing your house, it’s a great opportunity to give them things to make them feel warm and welcome so they spend more time in your home. Have some tasty homemade Christmas goodies on hand. Play some Christmas carols softly on the stereo. Most people associate Christmas songs with feeling good, so a prospective buyer will feel good about your home.


Don’t Overdo Christmas Decorations


Generally, most people don’t mind a house that’s nicely decorated for the season. But don’t overdo it with huge items that take up a lot of space and clutter your home. Also, be aware that some religiously themed decorations and ornaments may not leave the best impression on people with varying beliefs. Moderation is key here.


Decorate to Match Your Home


Just as with any decorating, make sure your holiday decor blends in nicely with your existing home colour scheme. If your house is done in earthy tones, compliment with rich tones including forest greens and gold as well as bright red berries.


Make Sure Your Home Isn’t Overpriced


This is a given at any time of the year, but is very important to keep in mind during the holidays. It’s actually a good strategy to lower your price a bit before the Christmas season (if your house has been on the market for a while) rather than drop it in small increments during negotiations.


Don’t be a Grinch


If you do get an offer to purchase your home over the holidays, show some Christmas cheer and maybe come down a bit off your final price, or throw in that lawn mower you weren't planning on leaving behind. Keep in mind that holiday buyers may have tight deadlines and you might need to be a bit more flexible with your closing dates. Don't rush out to revamp your newly decorated kitchen; you won't be noticing any drastic changes in kitchen trends for 2018. What you will see is more of an extension of existing styles. Popular open floor plans are here to stay, along with the accompanying minimalist decor solutions. You'll also see more integration of new technology and sensible low maintenance solutions that don't sacrifice style.


Here are some of the top kitchen trends predicted for 2018:


CabinetsFewer upper cabinets make kitchens appear less cluttered, and contribute to the trending minimalist look. But, where do we store all that stuff? Creative storage solutions will become more commonplace such as roll-out drawers, pantry pullouts and islands that make use of every inch for extra storage. Some also opt for open shelf storage.


Big SinksLarge porcelain or stainless-steel farmhouse style sinks are taking over. Not only trendy, they're great for cleaning pots, capturing splashes and all around practicality.

Induction StovesFinally gaining in popularity in North America, induction cooktops have been widely used in Europe for years. They expel little hot air, keeping the smallest kitchen comfortable from overheating. There is no need for a large range hood, and the cooking surface is cool to the touch. Induction stoves have come down drastically in price from a few years ago, and simple cook tops are also popular additions to a kitchen island.





Do You Have a 'Smart' Kitchen?Smart technology that links our phones and computers to refrigerators and ranges is become the norm. Imagine relaxing on the beach when you remember you left the stove on. No problem, just turn it off using voice activation. Some refrigerators have interior cameras that send a photo of the contents to your phone as a reminder to pick up those items getting low.


LED LightingNow warmer in appearance, this energy saving lighting is ideal for illuminating small areas such as cupboard interiors, an island work space or even a toe-kick.


Wood-Look FlooringWhile hardwood floors are still used, more durable substitutes are becoming popular. Now you'll see wood-look plank floors, out of porcelain and rubber giving the same warm look of hardwood, without the maintenance.


Under-Counter Appliances In line with the non-cluttered, open kitchen, built-in appliances such as microwaves are starting to appear under counters, even in drawers with top-loading ability.


Stainless SteelGone are the black, glossy appliances, stainless steel is leading the pack. A black version of stainless is starting to emerge which is pretty unique. It doesn't show fingerprints, but if it scratches, the shiny stainless metal shows through.


Touch FaucetsGot your hands full? No problem just brush against the faucet with your arm and the water comes on. Touch again to turn off.

Make Your Home Renovation Dreams Come True





There's nothing like a renovation to make your home feel new again. Small jobs like painting, adding new trim, or flooring, are usually pretty manageable, but bigger jobs like a new roof, dream kitchen, swimming pool or other large scale projects, might require a bit of creative financing.


When researching current options for financing a home improvements in the Destin area, we went straight to the expert and spoke to Jason Hebert, Vice President Mortgage Loan Originator at Trustmark National Bank, Destin FL. He outlined the following two solutions as the most common choices for refinancing a home renovation. 


1. &quot;Cash-Out&quot; Refinance


A &quot;cash-out&quot; refinance enables a borrower to take out the equity, up to 80 of the value of one's home, and obtain a new fixed rate loan. Generally, the benefits of this option is that it is a fixed rate (10 to 30 year fixed term).


Borrow More &amp; Pay Off Sooner


In many instances, a borrower may be able to lower the payment and/or term of their current loan. For instance, if the current loan is at a higher rate, they may be able to refinance that balance, take money out, and still have a lower payment. Or, they may be able to lower the term. In this example, someone may have 25 years left on a loan and change to a 15 year term and only have a slightly higher payment, even with the funds they are using for renovations.


2. Home Equity Loan


The second option is a Home Equity Loan, and though it can be a better option, there are only limited times that is the case:




When the interest rate on any outstanding mortgage is very low


When one only needs a limited amount of funds, and when one has the ability to pay the Home Equity Loan off quickly.




A Home Equity Loan is generally a &quot;second mortgage&quot; and is also most often a &quot;variable rate&quot; so one must weigh the pros and cons of this direction with the one's financial position, the amount one needs and the time the loan expects to be outstanding to better compare it against the features of a &quot;cash-out&quot; refinance.

When the weather gets hot, the hot get going Now it's time to spend lazy afternoons and evenings on the deck or patio in your new outdoor kitchen. Soak up that sunshine, ocean views and glorious sunsets. A functional patio with an outdoor kitchen takes outdoor entertaining to another level. There's no more running back and forth to refill drinks, or grab the dishes for the barbeque. Everything you need is right at your fingertips.


Once your guests leave, clean up is a snap. In fact, most spills can be taken care of with the garden hose. If you have a pool, there are no wet bodies running in and out of the kitchen for drinks and snacks if you've included a fridge in your outdoor kitchen design.


Where to Begin?


Start with a budget of about $20,000, but depending on who you hire and the extent of the project, you could easily spend $50,000 or more. Remember, this isn't just a luxury expense, this is a functional upgrade that will add value to your home and provide you and your family hours of added enjoyment.


Start thinking about how you want to use the space, and make notes. Is it just a kitchen you'll be adding, or are you revamping the entire patio area? Will there be a dining area, a spot for more intimate seating, a BBQ pit. Will this be used for casual dinners for friends, or large scale entertaining?


Where do you want to sit when you're eating? Is there a view you'd like to incorporate into the plan? Or maybe you'll be poolside. Finally, will your kitchen be covered or exposed?


Kitchen Features


Think about the various appliances or kitchen features you want close at hand. What started out as a built-in barbeque and counterspace may end up in something a little more elaborate once your done. Features you might see in an outdoor kitchen include:

So, Who's Doing the Work?


Landscape Designer or Architect - if there is considerable work to be done to integrate your kitchen into a current or new landscape plan, it's a good idea to consult a professional.


What will the kitchen be built on? Providing the designer is providing the landscape services as well, they should be looking after your choice of outdoor flooring or decking.


General Contractor - If it's a big project, it helps to have a director to coordinate the key players and ensure they're sticking to the plan. This is where the contractor can assist.


Kitchen Designer - Going straight to a professional kitchen design company could save you a lot of heartache. They'll view your area, listen to your needs and draw up a plan. Then they can provide options for all your elements from the cabinetry, counters, appliances, to the sinks. They also handle the installation end of the project.


Project Length


An outdoor kitchen is a pretty big project that involves considerable planning, possible permits and scheduling of trades. Allow at least three months for the completion of your new kitchen. That being said, if you want to enjoy it for summer holidays, start planning in February.


Permits: Your designer or architect should be able to advise and coordinate this.


Great Features You May Want to Consider


There's nothing worse than finishing a project and saying, &quot;I wish I'd have added ...&quot; Here are a few popular features that would enhance any outdoor kitchen.




A pull-up bar (either raised or lowered), makes a perfect spot for guests to mingle while you're cooking, or for the kids to sit and grab that quick snack. It also offers an alternative to a larger dining table if space is a concern.






A roof over the cooking area protects your new kitchen from the elements. The cook will say 'thank you' if they get caught in the rain while grilling the steaks.






Make sure your choice of fridge(s) fits your lifestyle. If you have the room, a fullsize might be perfect for beverages and snacks. Others are happy with a small under counter fridge and/or maybe a wine fridge.






Don't forget the little things. Do you enjoy listening to music while cooking? Good quality outdoor speakers might be a nice perk. What about lighting? That string of patio lights offer a nice atmosphere, but might not cut it when you're preparing a meal and need to see what you're doing.






Cupboard space is a concern in every kitchen. Make sure you've allowed for enough and that you're utilizing all the counters to include extra storage underneath.

It's easy to feel overwhelmed by the scope of this project. Don't forget, you don't have to know how to do everything, just take notes of what you like, what features fit in with your needs and lifestyle and then let the experts take if from there. Browse through photos of completed outdoor kitchens to get an idea of what you like and what you don't like.
