This real estate nightmare involves two sales of the SAME HOME on the SAME DAY, combined with some sloppy paperwork by the Title Company. Subsequently, the whole thing fell apart, just like a house of cards.  I'm not trying to scare anyone, but really felt that this story needed to be told. It's something that home buyers, sellers or other agents need to be aware of.

After looking at several Destin homes, enduring inspections, appraisals, and lender related delays, our buyers were excited about closing on their new home last Friday. Everything went smoothly as buyers and sellers both signed their respective paperwork, the lender authorized funding, and the title company began disbursement.

I look at several Destin foreclosures each week but this one really caught my attention. When I pulled up to the home, my first impression was that the house was overpriced. However, I was pleasantly surprised when I took a look around.

While many Destin foreclosures require considerable repairs, the interior of this home was immaculate and the layout was fantastic for a vacation rental, 2nd home, or a weekend get away. The home has six bedrooms, 5 bathrooms, three large decks (including the observation tower), a swimming pool and is located less than 200 yards to the beach.

Unlike most foreclosures in Destin, this one is completely furnished. The only thing that needs fixed is the swimming pool. It is dirty and hasn't been used in quite sometime.…

Destin Foreclosures, priced at market value, are leading the way in reducing the number of  available homes for sale in the area. 

Many buyers are anxiously looking at recent selling prices in an attempt to "guess" the market bottom. However, the first sign of  a strenghtening Destin real estate market is found by analyzing inventory trends*.

As demand fell for Destin homes in 2005, 2006, and 2007 (see chart below), inventory rose dramatically.  The primary reason for this was unrealistic sellers overpricing their homes. Buyers were looking but unwilling to pay the list price.

The Real Estate Environment in Destin may have changed in the past few years but a few things are the same.  In particular, buyer’s are still looking for the “hot” deals.  In 2003 and 2004 pre-construction condos were the rage.

In those days, the phones literally rang off the hook for people looking for pre-construction properties.  Many buyer’s didn’t care about the condo layout, project amenities, location, costs of ownership or anything else.  They just wanted to know where to sign the contract and where to send the deposit.

Today, the phones are ringing off the hook for buyer’s looking for lists of foreclosures and short sales in Destin and the surrounding area.  In both cases, the bank or mortgage holder is involved in the selling process. …
