Spotlight on the Destin Market for Jan - June 2022






Average sales prices continue to increase (18) YTD compared to the same time in 2021. The number of homes and condos sold are down slightly as buyers react to increasing interest rates and real estate prices. In spite of this, 2022 continues to be an active year for Destin and 30A real estate. Inventory levels are starting to increase, giving buyers more selection, and listings are selling close to their asking price.


Here is a quick snapshot of the YTD real estate market in Destin, Florida and the surrounding Gulf Coast from January to June 2022.


YTD Jan - June 2022: Single-Family Home Sales - Destin &amp; 30A


YTD from January to June, 2022, Single-Family homes in the Destin area showed a Sold Volume of -3, but Average Sales Prices were up by 17. The actual number of homes sold were down, and List to Sale price remained at 99. Search all homes for sale in Destin


Average Sale Prices for detached homes showed significant gains in:




30A East Homes: +36


North Santa Rosa Beach: 35

Miramar Beach/Sandestin Homes: +26

YTD Jan - June 2022:  Condo Sales - Destin &amp; 30A


YTD condo sales in Destin were down by -13, but the dollar value was up 4.  This was due in part to a heavy increase in Average Sales Price  by 21, with condos selling for an average 1 over list price. Condo sales in North Santa Rosa Beach increased by 136 This was mainly due to the rising popularity of Pointe of View Condos. Search all Destin Condos and Townhomes for sale


Inventory has picked up with levels close to, or just below those of last year. The following areas showed exceptional gains in Average Sales Price:

YTD Jan - June 2022: Townhomes/Attached Sales - Destin &amp; 30A


Townhomes in the Destin and 30A area demonstrated exceptional gains from January to June 2022. Although the number of sales were down slightly from 2021, the dollar volume was up 12, with the Average Selling Price up 22 ($589,107) The List to Sales was also up 1, with buyers paying an average of 100 of the townhome's value.

In spite of a lower number of sales for beachfront condos and townhomes, average sale prices were up considerably. Beachfront condos showed a 27 increase on average, and beachfront townhomes plus 19.

Spotlight on the Destin Market for March 2022





Here is a quick snapshot of the March 2022 real estate market in Destin, Florida and the surrounding Gulf Coast.


Destin Market Summary - March 2022


March 2022 has proved to be a busy sellers market for Destin and 30A real estate. Buyers aren't squabbling over prices with homes selling for list or just over the asking price. In March, Average Sales Prices were still going up (14). Inventory is still a challenge with 15 fewer new Active Listings then the same time last year. Areas where we are seeing a substantial increase in the number of sales over last year are 30A West (+11), and Freeport (+32).





March 2022 Single-Family Home Sales - Destin &amp; 30A


Single-Family homes in the Destin area showed increases of 6 in Sold Volume with Average Sales Prices up by 11. The actual number of homes sold were down, as were the number of Active Listings. Search all homes for sale in Destin

March 2022 Condo Sales - Destin &amp; 30A


The number of condos sold in Destin and 30A was pretty much on par with March 2021. Average Sales Price, however, was up 21 with condos selling for an average 2 over list price. Condos in 30A West increased by 52, and Miramar/Sandestin by 32.  Search all Destin Condos and Townhomes for sale


Inventory continues to be a challenge with about 20 fewer Active Listings on the market in March 2022. A few areas are showing an increase in active inventory, these include:

What's Happening in the Destin Market This January





This is a quick snapshot of the January 2022 real estate market in Destin, Florida and the surrounding Gulf Coast. Listings aren't sitting on the market for long. Our office has had several sales in January that were on the market less than a week.  Listings sold in Crestview and Fort Walton Beach remained on the market for less than a month. Over 50 of the  beachfront condos sold were on the market for less than a week.


Destin Market Summary - January 2022





January 2022 Single-Family Home Sales - Destin &amp; 30A


Home sales are down slightly, but prices are up 17 from January 2021. If inventory levels would improve, sales would probably be through the roof. Search all homes for sale in Destin

Condo sales are up 2 with a substantial 29 Average Price increase. Townhomes are also up, by 7 and have a 12 increase in sales price. Both condos and townhomes are also suffering from a lack of inventory.  Search all Destin Condos and Townhomes for sale

2021 Property Values Continue to Climb in Destin &amp; 30A


2021 was an aggressive year for buying and selling real estate in Destin, the 30A and surrounding Florida Gulf Coast. Buyers were faced with high prices, a leaner choice of inventory, and bidding wars. The offers with fewest contingencies and often higher than asking price were often the winners.


Home and condo sellers in 2021 saw their property values increase beyond the norm. They often reaped the benefits of a quick sale that was close or over their asking price. They also faced the challenging prospect of finding a new place to live, in a difficult market. 


2021 brought significant increases to the Destin, Florida real estate market and surrounding Gulf Coast:




Sales Volume was up 41


The number of listings sold were up by 15


The average Sale Price went up 22







Most of the decreases were attributed to a shortage of active and new listings.

2021 Home Sales for Destin &amp; 30A





Sold Volume in 2021 for single-family homes in the Destin &amp; 30A area saw a 34 increase from 2020. There were double-digit increases across the board, with notable mentions in Miramar/Sandestin Resort (61), Destin (48) and 30A West (40).


Number of Homes Sold increased by 7 in 2021. The highest numbers appeared in Miramar/Sandestin Resort (23) and Fort Walton Beach (11). This number would have been much higher if we'd seen more inventory. Houses averaged 99 of their list price. Sizes ranged from 558 square feet for a 1-story bungalow in Niceville, to 13,680 square feet for a home in Eden Parc, Santa Rosa Beach. The average size for homes sold in 2021 was 2,302 square feet overall.


Average Sale Price for single-family homes in 2021 increased by 24. All the areas were very close, with the exception of Destin (36) and Miramar/Sandestin Resort (30). That's a huge return on any investment. Actually, close to half of these sales were vacation rentals. The percent of list price to sale price was 99, a 1 increase from 2020.

The highest selling home was $16,900,000 for this gorgeous beachfront home in Alys Beach.

2021 Condo Sales for Destin &amp; 30A





Sold Volume in 2021 for condos in the Destin and 30A area increased by a shocking 55. North Santa Rosa Beach had gains of 224, along with other notable increases in 30A East (86), and Fort Walton Beach (72). In North Santa Rosa Beach, listings for the more affordable Pointe of View Condos saw about triple the number of listings and a price increase of about 26.


Number of Condos Sold increased by 26 in 2021 and just as single-family homes, inventory was low, otherwise this number would have been much higher. Sizes ranged from 150 square feet for a cabana in Amalfi Coast Resort to 7,378 square feet for a 7-bedroom condo in The Providence at Rosemary Beach, Florida. The average size of condos sold in 2021 was 1,238 square feet.


Average Sale Price for condos in 2021 was up 22 overall. The highest increases were in 30A East (39), Fort Walton Beach (26), Destin (25), and North Santa Rosa Beach (25). Condo sellers in Destin and the 30A received an average of 99 of their list price. The percent of list to sales price was 99, a 2 increase from 2020.


Highest Priced Condo Sold in 2021


Highest price condo was $8,200,000 for a 5 bedroom, 6 bath listing in Inlet Beach. It measures almost 4,700 square feet and boasts 90 feet of beach frontage. Situated in Camp Creek Lake between Watersound and Alys Beach, this area is especially desirable because of its privacy.

2021 Townhome Sales for Destin &amp; 30A





Sold Volume for Destin area townhomes in 2021 increased by 88 There were high numbers in most areas, but some of the most notable were seen in:




North Santa Rosa Beach (344) - There were exceptional sales in new developments of Sandhill Pines and Kara Lake townhomes that added to this increase.


Destin (266) - This was due in part to huge sales in new Destin townhomes of Henderson Beach Villas and Tuscan Village.


30A East (77) - High number of sales in the Inlet Beach development, Prominence.


Niceville (73)




Number of townhomes sold were up by 43. Once again huge increases, in part due to new developments were North Santa Rosa Beach (191), Destin (81) and Niceville (62). Townhome sizes ranged from 598 square feet for a vacation rental in Navarre, to 3,537 square feet for a beachfront townhome in Henderson Beach Villas.


Average sale price for townhomes in Destin and 30A was up 31. Large increases were seen in Destin (101), North Santa Rosa Beach (52) and 30A East (51). The percent of list price to sales was 99, a 1 increase from 2020.


Highest Priced Townhome Sold in 2021


The highest price townhome was $3,599,000 in Henderson Beach Villas, Destin, Florida. Beachfront and beautiful, this townhome measured a spacious 3,537 square feet with 6 bedrooms and 7 bathrooms.






2021 Beachfront Home Sales for Destin &amp; 30A


 


Beachfront home sales in Destin and 30A was the one area where we saw some losses in 2021.


Sold volume for beachfront homes in Destin &amp; 30A was down slightly (-2). This was mainly due to reduced sales in 30A East (-24) and Miramar (-17). There were huge increases in Navarre (87) and 30A West (60).


The number of beachfront homes sold was also down by -11, inspite of similar gains. Sizes range from 672 square feet for a 1-bedroom home in Seaside, to 9,357 square feet for beach home in Inlet Beach featuring 9 bedrooms and 12 baths.


Average price of beachfront homes increased by 10 overall. There were large jumps in Destin (52) and 30A West (23). The percent of list to sales was 97 - a 4 gain from 2020.



2021 Beachfront Condo Sales for Destin &amp; 30A





Beachfront condos in Destin and 30A performed much better, probably due to the influx of new properties.


Sold volume for beachfront condos was up 46. Notable increases were in Navarre (63), Fort Walton Beach (62), 30A East (53), and Destin (50.


The number of beachfront condos sold increased by 29. Substantial increase were noted in Miramar/Sandestin (42), Navarre (37), Fort Walton Beach (33), and Destin (28). Sizes ranged from 340 square feet for a furnished vacation rental in Fort Walton Beach, to 4,686 square feet for a beachfront condo in Camp Creek Lake.


The average price of beachfront condos increased by 13 overall. Almost all areas were in double-digits with the largest increases in 30A West (26, 30A East (25), and Fort Walton Beach (21). The percent of list to sales was 98, a 2 increase over 2020.

2021 has absolutely started with a bang in the Destin real estate market. We're seeing extremes like never before. Where buyers may have demonstrated some hesitancy in 2020, this year they're all in and showing up in droves. Homes and condos in the Destin area are remaining on the market just an average of 69 days before selling - 62 less time than in 2020


The Average Sale Price has increased by 43, depending on the property type. Overall Sales is up 100. Although the Number of listings have increased by 40, the Total Active properties are down -21. While buyers are coming forward, sellers are still sitting on the fence. As a result, inventory is at an all time low, with supply not meeting the demand.


At the time of this writing there were 864 active listings in the surrounding Destin and 30A market, with only 503 under $1 million. If a buyer is looking for a single-family home under $1 million, there were only 235 to choose from. If that home is in Destin, there were only 19.

1. Do Your Research


Some may say that it's pure luck when someone finds a great deal on an even better property. If you look further, you'll probably discover that a lot of work went into that find. Things like, timing, expert advice play a huge role when looking for good deals.


When a promising property comes available, you don't have time to start researching and asking questions - you need to be able to identify it and act quickly. The reality is, there are probably 10 other buyers who've spotted it and are acting on it.


Understanding the price trends in the various Emerald Coast markets will go a long way in helping you make a decision about where you want to live, or whether the timing is right for selling. Start by viewing the following real estate stats from January to March 2021 in the Destin area.


Destin Single-Family Home Sales - January - March/2021


The overall number of sales for Single-Family Homes from January to March/21 was 27 higher than the same time in 2021 (+102 in Freeport, +93 in 30A East). The Total Sales was 93 higher and the Average Cost Per Home was up by 52 (+53 in 30A West, +50 in Destin). 





Destin Beachfront Home Sales - January - March/2021


Beachfront homes in Destin and along the 30A were favored by out-of-state buyers as new work-from-home destinations. The number sold increased by 135, and the Sales Volume by 41. The average price increased by 41 (+109 in 30A East), and sellers received an average of 96 of their list price.





Destin Condo Sales - January - March/2021


Destin area condo sales also broke records with 80 more units sold than in 2020 (N. Santa Rosa Beach up 150, and 30A West up 147). Total Sales were up 120 (+209 in Niceville, +256 in 30A West, and +151 in 30A East). Average prices increased by 21 overall, and sellers received 98 of their asking price.





Destin Beachfront Condo Sales - January - March/2021


Beachfront condos in Destin and the 30A also showed huge gains of 86 for the Number Sold. The Total Sales was up 116 (+265 in 30A West, +165 in Miramar/Sandestin, and +108 in 30A East). Average Prices for Beachfront Condos increased by 16 (+70 in 30A West and +21 in 30A East). Sellers received 97 of their asking price.





Destin Townhome Sales - January - March/2021


Sales of Destin area townhomes and attached single units showed tremendous increases with 36 more sold this year (+180 in Destin, +105 in Miramar/Sandestin, and +100 in Niceville). Sales Volume for townhomes was up 114 (+612 in Destin alone). The Average Price per unit was up 57 (+154 in Destin, and +84 in N. Santa Rosa Beach). Sellers received an average 98 of their list price.
