Townhomes differ from condos in a very specific way. With a condo, you share ownership of the roof, the underlying ground, and other common areas. With a townhome, you own the ground up to and including the roof. The only thing you share in a Destin townhome with your neighbor is the wall that separates you and any common amenities such as pool or tennis courts.

There are two very practical implications of owning a townhome in Destin that you should consider:

  • The association fees are lower than with a condo. This is generally good news, BUT keep in mind that you must purchase your own wind and hazard insurance.
  • It’s more difficult for the association to impose special assessments to paint exteriors, replace roofs, or do general repair and renovation work. This is because each unit is individually owned. While this sounds good, it sometimes can affect valuations if one owner is stubborn and doesn’t agree to having worthwhile work done.
