Lifestyle & Communities Along the Scenic 30A

One of the attractions of 30A that you'll notice first as you turn right off the Emerald Coast Parkway and head past Topsail Hill Preserve State Park is the Timpoochee Trail, a hike/bike trail that parallels the road. As with 30A, it runs through the quiet communities of the area and provides a beautiful opportunity for safe cycling, running and walking.

The communities of 30A walk a line between their ties to the past and the New Urbanism of the future. Some, such as Grayton Beach, have been vacation destinations for generations of Americans. Others, such as Seaside, are the forerunners of the New Urbanist communities that are springing up around the nation. New Urbanism refers to a design plan that encompasses every part of the community, from the layout of the streets to the architecture of the residential buildings.

Real estate on 30A is as diverse as the communities themselves. You can still find midcentury homes here, with a scattering of turn-of-the-century buildings that have withstood the years. Condos are a very popular type of real estate, especially with retirees and vacation home owners.
