Destin Golf Course HomeSales numbers for the first quarter of 2014 for all Destin Real Estate are in.  Destin is an upscale beach community in Northwest Florida, also known as the Emerald Coast, that is very popular with tourists and those looking to enjoy resort lving.  The original settlers in the area took advantage of the abundant fishery located off the Destin coast and made their living by fishing.  Gradually, the white sandy beaches and turquoise waters attracted pleasure seekers looking to relax and take in the scenery. In the early 1970's the area had become so popular that a local developer built the first high rise condo in Destin. Today, real estate in Destin is complex and includes transactions involving homes, condos, and lots.

Destin beach homeEarly visitors came to Destin to fish.  After all, we have plenty of snapper, grouper, amberjack, swordfish, tuna and other delicious species for everyone. I can only imagine these guys coming in from a long day of fishing, boxes full of fish, the turquoise waters glistening under their boat, and the beautiful and undisturbed white sandy beaches greeting them as they entered the East Pass. What a feeling that must have been!

Fast forward thirty years and we still have great fishing but the vacant sands have been filled with homes that are as diverse as its residents. We have beachfront homes in Destin, homes on golf courses, bayfront homes, homes with large lots, and patio homes just to name a few.

We have many qualified buyers looking at Destin homes for sale right now.  Many of these buyers have cash available for a downpayment, but cannot obtain financing for a variety of reasons.

Destin Homes For Sale

Owner financing of Destin Homes typically includes terms such as:

  • Agreed upon purchase price
  • Downpayment from buyer
  • Agreement of interest and term of the financing

Keep in mind that most owner financing does not require the seller to finance the property for 30 years.  In fact, most sales with owner financing require the buyer to pay the home off in 3 to 5 years.

Another popular choice for selling is lease purchase agreements.  With these transactions, a lease and purchase agreement are signed at the same time.  The buyer moves in and starts…

I look at several Destin foreclosures each week but this one really caught my attention. When I pulled up to the home, my first impression was that the house was overpriced. However, I was pleasantly surprised when I took a look around.

While many Destin foreclosures require considerable repairs, the interior of this home was immaculate and the layout was fantastic for a vacation rental, 2nd home, or a weekend get away. The home has six bedrooms, 5 bathrooms, three large decks (including the observation tower), a swimming pool and is located less than 200 yards to the beach.

Unlike most foreclosures in Destin, this one is completely furnished. The only thing that needs fixed is the swimming pool. It is dirty and hasn't been used in quite sometime.…
