How Did the Destin & 30A Market Perform in 2019?

The number of overall condo sales in the Destin and 30A area had a slight decrease (-9%)) in 2019, along with Average Sale Prices (-3%). Still condos sold for a strong 96% of their asking price. However this dip was only temporary, as of the end of January, 2020, the market showed a marked recovery with a 29% increase in the number of condos under contract and selling for an average of 97% of their list prices.
Fort Walton Beach condos had a 67% increase in sold volume and average sale prices went up by 27%. Other areas showing condo price increases were Niceville (+10), North Santa Rosa Beach (+9), and Destin (+6).

Single-family home sales in Destin and the 30A demonstrated solid increases in 2019. The number sold increased by 5%, with the biggest gains were in 30A West (+18%), Fort Walton Beach (+15%) and Destin (+13%).
Home prices held their own with an average increase of 1%. The largest price increases were noticed in North Santa Rosa Beach (+13%), Navarre (+6%) and Miramar/Sandestin (+4). The overall percentage of list to sale price is up to 98%.

Destin and 30A Townhomes had solid gains in both volume and price increases. Sales for the number of townhomes sold in 2019 were up 6% from the previous year with a 3% increase in sales price. Areas with the highest increases in volume included: North Santa Rosa Beach (+201%)!!, 30A West (+58%), and 30A East (+24%).
The highest increases in Average Sale Prices occurred in 30A West (+38%) and 30A East (+15%).
Beachfront homes in Destin and the 30A held their own, but overall number sold were down from 2018. In spite of this the List to Sales price remained the same at 93%, and Average Sales Price remained steady as well.
Beachfront condos in Destin and the 30A beachfront also held steady in 2019. There were some huge gains in 2018, and the market appeared to be leveling out somewhat. Some of the gains in Average Sale Price were Fort Walton Beach (+27%), Destin (+11%), and 30A East (+8%).
We saw a huge increase in the number sold in Fort Walton Beach (+70%)
