Real Estate Sales in Destin and along the Emerald Coast remained strong during the third quarter. Inventory is at historically low levels leaving many buyers waiting for new properties to be listed. Destin and 30A home and condo prices have increased in almost all markets.
Destin & 30A Condo Sales
Condo sales in Destin & the 30A were up 7% in the 3rd quarter, compared to 2016. The average sale price increased by 9% overall. Notable areas included Miramar/Sandestin Resort (+10%), Destin (+14%), Niceville (+20%), and 30A East (+31%).
There were 71% fewer active listings this quarter, whatever people were listing, was selling quickly.

Destin & 30A Home Sales
The average sale price increased by 16% over 2016 for single-family homes in Destin and the surrounding 30A. Notable areas were 30A East (24%), 30A West (17%) and North Santa Rosa Beach at a whopping 44% increase.
In most cases inventory levels were far lower than the 3rd quarter 2016, but the dollar sold volume was up 21%.

Destin & 30A Beachfront Home Sales
This quarter saw the same number of beachfront homes in Destin and along the 30A than the same time in 2016, but the average sale price and total dollar amount still increased by 6%.
Destin & 30A Townhome Sales
Townhomes in Destin and the 30A held there own with little variance in the number sold. However, average sale prices increased in Destin (+11%), Niceville (+18%), and Fort Walton Beach (+28%). Where places like 30A West and Miramar/Sandestin Resort showed substantial drops in volume, Fort Walton Beach (+66%) and Niceville (+47%) showed larges increases.
