Real estate sales along the Emerald Coast, including Destin and 30A Highway has been especially active this year. From January until the end of May 2017 we've seen steady increases resulting in higher sales, compared to the same period in 2016.

Here are the stats for Single-Family Homes, Condos and Townhomes:

Emerald Coast Single-Family Homes

The Emerald Coast single-family home market saw an increase of just 7% overall. Homeowners seemed content to remain where they were, as there was far less inventory then in 2016. Whatever went on the market has been selling quickly for an average of 97% of the asking price.

The Freeport single-family home market saw a huge 52% increase this year. Other top selling areas include 30A East (23%) and Destin (+12%).

The average sale price for a single-family home in 2017 is $419,430, an increase of 12% from 2016. Areas seeing the highest price increases were North Santa Rosa Beach (+24%), 30A West (+23%), and Miramar/Sandestin Resort (+19%).

Condominiums

Condo sales along the Emerald Coast increased by an average of 26%. High selling areas included Navarre (+36%), Miramar/Sandestin Resort (+28%), Destin (+21%), Fort Walton Beach (+18%).

Overall, average sale prices for condos showed small gains, except for Fort Walton Beach (+14) and Niceville (+13%). The lower sale prices meant fewer active listings and more sales averaging 96% of list price.

Townhomes

Townhomes have seen a 21% increase in the number sold and a 6% increase in average sale price. Hot selling townhome areas included Destin (+55%), Niceville (+46%), Fort Walton Beach (+25%), Miramar/Sandestin Resort (+28%).

Miramar/Sandestin Resort showed a whopping 45% price increase for townhomes. Other areas with substantial gains included 30A West (+19%), Crestview (+57%), Fort Walton Beach (+14%).
