Half a sheep...During peak seasons, including spring break and April, experienced Destin Realtors understand that vacation homes and condos must be shown to buyers between 10:00 am and 2:00 pm. This time frame, called the "turnover", is when the property is vacant as last weeks guest leave and next week's new renters arrive.

Last week, I had a serious buyer in town that was interested in looking at seven condos in the Destin area. We were able to schedule five viewings without any difficulty. However, two agents were unwilling to work Saturday, so their clients missed an opportunity to sell. 

One agent sent me a text that said "Can not do it this weekend, or Monday morning. Plan on an open house on Wednesday. Maybe that will work."

While the other agent said "I can't make a key available at 11:00 am but we will be having an open house at 1:00". The problem is that my buyer had to catch a flight at 1:00.

Both of these units have been on the market for a long time and I'm pretty sure I know why. Fortunately, for my buyer, they found a unit that they like and we are negotiating an offer. I wonder what the clients of those agents, too busy to accommodate a showing, would think of the type of service they were getting.


Seller's Tip: Don't Hire an Agent that Only Does Half the Job

It takes a TEAM to cover the phones and showings around the clock, 7 days a week. A single agent can't do it all. When you're interviewing prospective agents, find out what their availability is and let them know your expectations.
