Spotlight on the Destin Market for Jan - June 2022


Average sales prices continue to increase (18%) YTD compared to the same time in 2021. The number of homes and condos sold are down slightly as buyers react to increasing interest rates and real estate prices. In spite of this, 2022 continues to be an active year for Destin and 30A real estate. Inventory levels are starting to increase, giving buyers more selection, and listings are selling close to their asking price.

Here is a quick snapshot of the March 2022 real estate market in Destin, Florida and the surrounding Gulf Coast.

Destin Market Summary - March 2022

March 2022 has proved to be a busy sellers market for Destin and 30A real estate. Buyers aren't squabbling over prices with homes selling for list or just over the asking price. In March, Average Sales Prices were still going up (14%). Inventory is still a challenge with 15% fewer new Active Listings then the same time last year. Areas where we are seeing a substantial increase in the number of sales over last year are 30A West (+11%), and Freeport (+32%).

This is a quick snapshot of the January 2022 real estate market in Destin, Florida and the surrounding Gulf Coast. Listings aren't sitting on the market for long. Our office has had several sales in January that were on the market less than a week.  Listings sold in Crestview and Fort Walton Beach remained on the market for less than a month. Over 50% of the beachfront condos sold were on the market for less than a week.

2021 Property Values Continue to Climb in Destin & 30A

2021 was an aggressive year for buying and selling real estate in Destin, the 30A and surrounding Florida Gulf Coast. Buyers were faced with high prices, a leaner choice of inventory, and bidding wars. The offers with fewest contingencies and often higher than asking price were often the winners.

Home and condo sellers in 2021 saw their property values increase beyond the norm. They often reaped the benefits of a quick sale that was close or over their asking price. They also faced the challenging prospect of finding a new place to live, in a difficult market.

2021 has absolutely started with a bang in the Destin real estate market. We're seeing extremes like never before. Where buyers may have demonstrated some hesitancy in 2020, this year they're all in and showing up in droves. Homes and condos in the Destin area are remaining on the market just an average of 69 days before selling - 62% less time than in 2020!

The Average Sale Price has increased by 43%, depending on the property type. Overall Sales is up 100%. Although the Number of listings have increased by 40%, the Total Active properties are down -21%. While buyers are coming forward, sellers are still sitting on the fence. As a result, inventory is at an all time low, with supply not meeting the demand.
