Spotlight on the Destin Market for March 2022
Here is a quick snapshot of the March 2022 real estate market in Destin, Florida and the surrounding Gulf Coast.
Destin Market Summary - March 2022
March 2022 has proved to be a busy sellers market for Destin and 30A real estate. Buyers aren't squabbling over prices with homes selling for list or just over the asking price. In March, Average Sales Prices were still going up (14%). Inventory is still a challenge with 15% fewer new Active Listings then the same time last year. Areas where we are seeing a substantial increase in the number of sales over last year are 30A West (+11%), and Freeport (+32%).
March 2022 Single-Family Home Sales - Destin & 30A
Single-Family homes in the Destin area showed increases of 6% in Sold Volume with Average Sales Prices up by 11%. The actual number of homes sold were down, as were the number of Active Listings. Search all homes for sale in Destin
Average Sale Prices for detached homes showed significant gains in:
- 30A East Homes: +39%
- Navarre Homes: +30%
- Freeport Homes: +26%
- Miramar Beach/Sandestin Homes: +26%
March 2022 Condo Sales - Destin & 30A
The number of condos sold in Destin and 30A was pretty much on par with March 2021. Average Sales Price, however, was up 21% with condos selling for an average 2% over list price. Condos in 30A West increased by 52%, and Miramar/Sandestin by 32%. Search all Destin Condos and Townhomes for sale
Inventory continues to be a challenge with about 20% fewer Active Listings on the market in March 2022. A few areas are showing an increase in active inventory, these include:
- 30A West Condos: +22%
- Navarre Condos: +20%
- 30A East Condos: +8%
Townhomes increased in Average Sales Price by 26%. Areas with the loftiest gains included:
- 30A West - 82%
- 30A East - 57%
- Niceville - 63%
- Crestview - 62%
