Here are the 2018 year-end real estate stats for homes and condos in Destin and the surrounding Emerald Coast. Find out which areas were hot sellers for condos, homes and townhomes and, where did prices go up, or down.

2018 Condo Sales for Destin & 30A

2018 stats for Destin & 30A condos sales

The number of overall condo sales in the Destin and 30A area increased by 7% in 2018. Average sale prices went up 15% and homes sold about 96% of their asking price. Some of the biggest gains in overall number of homes sold were in Destin (+19%), Navarre (+15%) and Miramar/Sandestin Resort (+10%).

Average sale prices for condos in 30A West jumped by 77%, 37% in 30A East and 16% in Miramar/Sandestin Resort.

2018 stats for Destin & 30A home sales

Single-family home sales in Destin and the 30A showed steady gains in 2018. The number sold increased by 5%, with the biggest gains in Navarre (+16%) and Miramar/Sandestin (+7%).

Average home prices increased by 2% with a 14% increase in Destin, 10% in Fort Walton Beach and 9% in 30A West. Houses averaged a hearty 97% of their asking price.

2018 Townhome Sales for Destin & 30A

2018 stats for townhome sales in Destin and 30A

Destin and 30A Townhomes showed the most robust increases last year. Sales for townhomes sold in 2018 were up 25%, with a 14% increase in average sale price. Areas with the highest increases in volume included North Santa Rosa Beach (+64%)!!, Miramar/Sandestin Resort (+57%), Niceville (+38%), 30A East (+31%) and 30A West (+18%).

Huge increases in Average Sale Prices occurred in North Santa Rosa Beach (+42%), Fort Walton Beach (+27%), 30A East (+17%) and Navarre (+11%).

Beachfront homes in Destin and the 30A showed a slight decrease in 2018 of 3% in sales dollars and number sold. Miramar/Sandestin Resort, however, increased their sales by almost 200% and Average Sale Price increased a hefty 32%. Overall, beachfront home sellers received an average of 94% of their asking price.

Beachfront condos in Destin and the 30A beachfront had huge increases of 30% in sales volume, and 25% in average sales price. Some of the heavy hitters for increase in Average Sale Price were 30A West (+72%), 30A East (+50), and Miramar/Sandestin Resort (+18%).

The stats for beachfront condos certainly indicate their worth as an investment property in Destin and the 30A.
