Luxury condo sales in Destin and the surrounding area are off to a brisk pace with over 100 sold in the first quarter of 2017. About half the condo sales went to buyers planning on using them as vacation rentals while the balance will be used as primary or second homes. The most expensive closed for $2,000,000 while the median price was $659,500. The average days on market were 187, with 28% selling in 1 month or less.

2016 Top Selling Townhomes in Destin & 30A

There is no doubt that townhomes are one of the most sought after property types in Destin and 30A. In 2016, there were 363 townhomes sold in these areas with a total sales value of $136,828,304. The average sale price was $376,937, a whopping 12% increase from 2015. Townhomes averaged 98% of their asking price upon sale, and remained on the market about 93 days. The most expensive townhome in Santa Rosa Beach sold for $2,500,000, and the lowest price sold was $56,000 (which listed at $40k).

The average sale price was $421,496, about 4% higher than 2015.Destin and 30A Condos sold for 95% of their asking price in an average of 172 days. The highest price was $2,900,000 for a luxury 2-story condo in Andante in Seacrest; the lowest condo sold for $64,000 in Gulf Terrace.

2016 Real Estate Summary for Destin & 30A

2016 Was a Good Year for Destin Real Estate

Overall the Destin and Scenic 30A real estate market saw a 5% increase in the number of properties sold. Average sale prices also increased by 5% overall with the biggest gains in townhomes at 14%.

Destin & 30A Single-Family Homes 2016

Single-family home numbers increased by 6% with a 5% increase in average sale price. Homes remained on the market only an average of 101 days in 2016, compared to 110 in 2015.

Destin & 30A Condos 2016

The average sale price of Destin and 30A condos went up 4% from 2015, but the number of sales decreased by 1%. There were less people selling which meant fewer active listings.

This was a busy November, with everyone anxious to conclude their real estate business before Christmas. Congratulations to all the clients we were able to help last month. Especially happy were the sellers at 222 Skyline Circle in Crestview who sold in 6 days for 100% of their asking price. Sales in Destin and along Scenic 30A remain brisk as we enter fall. While units sold declined slightly, total dollar volume of sales increased. Inventories are near an all time low and we are seeing upward pressure on prices.
