Watersound continues to lead the pack with ultra-luxury homes in Watersound Beach, and a variety of price points in Watersound Origins. Selling prices ranged from about $455,000 to 6,300,000.

The triplex townhomes in Prominence continue to attract buyers. With prices starting at about $350,000, you can't go wrong. The interiors have been beautifully finished, and they're situated close to beaches, shopping the "Hub", the community town center. Sales of the new beach houses are also gaining momentum in Prominence Phase 2 with prices upwards of $600,000.

Real Estate Sales in Destin and along the Emerald Coast remained strong during the third quarter. Inventory is at historically low levels leaving many buyers waiting for new properties to be listed. Destin and 30A home and condo prices have increased in almost all markets.

Condo sales in Destin & the 30A were up 7% in the 3rd quarter, compared to 2016. The average sale price increased by 9% overall. Notable areas included Miramar/Sandestin Resort (+10%), Destin (+14%), Niceville (+20%), and 30A East  (+31%).

There were 71% fewer active listings this quarter, whatever people were listing, was selling quickly.

Over 825 single-family luxury homes and townhomes were sold in the Destin area and along the 30A Highway in the last 6 months. We've put together a list of the top selling neighborhoods for these luxury home sales. This is great information for potential buyers, and to give sellers an idea of which areas are the hottest.

The median selling price for luxury homes was $815,000.  These luxury Destin and Gulf coast homes averaged 148 days on the market, and sold for 95% of the asking price. The average size was 3,020 square feet.

Condo Stats for Destin & 30A

 Up 17% from last year, condo sales in Destin and the 30A continue to improve. Home values increased 4% overall with the biggest gains in Niceville - 34% and Fort Walton Beach - 13%.

 

Single-Family Home Stats for Destin & 30A

Single-family home sales increased by 6%. Prices went up by 11% on average, with exceptional gains in Miramar Beach - 13%, 30A West - 17% and North Santa Rosa Beach - 20%.

Emerald Coast Single-Family Homes

The Emerald Coast single-family home market saw an increase of just 7% overall. Homeowners seemed content to remain where they were, as there was far less inventory then in 2016. Whatever went on the market has been selling quickly for an average of 97% of the asking price.

Condo & Townhome Sales in Destin & 30A

Overall, the first quarter in 2017 had favorable results with Gulf Coast townhomes up 17%, and condos up 32%, with Destin selling 28% more condo real estate than 2016. Townhome sales were huge in Fort Walton Beach (up 34%) and Miramar/Sandestin (up 150%).

Single-Family Home Sales in Destin & 30A

Single-family homes on Florida's Gulf coast were up 9% in the first quarter 2017, with huge gains in 30A East (up 40%), and Destin (up 23%).

30A Luxury Home Sales

Rosemary Beach luxury home sales proved the front runner for 30A neighborhoods with an impressive 1st quarter result. Fourteen homes homes sold, an increase of 27% from 2016, and an average sale price of $2,686,250.

There is no doubt that townhomes are one of the most sought after property types in Destin and 30A. In 2016, there were 363 townhomes sold in these areas with a total sales value of $136,828,304. The average sale price was $376,937, a whopping 12% increase from 2015. Townhomes averaged 98% of their asking price upon sale, and remained on the market about 93 days. The most expensive townhome in Santa Rosa Beach sold for $2,500,000, and the lowest price sold was $56,000 (which listed at $40k).
